Could it be what Roof and Realm of Concord will do for housing is what Henry Ford did for auto manufacturing?
Maybe that’s hyperbole. But in speaking with Roof and Realm CEO, Fatima Shahid, her vision for the company has similarities. Roof and Realm builds homes in their factory to California state building code and Title 24 requirements.
“We started our company in February 2017. We wanted to do modular housing because we were forward thinking, and we understood that this is the future of housing,” she exclaims.
After three years of research and development, they built their first home, an Accessory Dwelling Unit (ADU) in Union City in 2020. “ADUs were a really good introduction for the consumer to really understand modular.”
With the growing demand for ADUs, they began building bigger two- and three-story ADUs which was really to prepare them for building two-story and three-story single-family homes, their main focus today.
“Every industry in our country has been revolutionized in some way, right? We are well ahead of the industry. We are able to ship all over California.”
Roof and Realm’s factory construction process is highly efficient. Additionally, the steel structure provides an added advantage in terms of fire resistance. Every model in their collection can be customized with custom colors and finishes.
“We want to revolutionize housing in ways that we can control,” Shahid explains. This means they can manufacture a high-quality, fire-resistant product, control manufacturing costs and shorten a project’s time by about 40%. The estimated timeline from order to installation is approximately six months with city permits or 60 days without permits.
Their three- to five-year plan is to have their product available for delivery throughout the United States. “You can ship these on trains to anywhere in the country.”
To do that effectively, their factory will need automation. “Our goal is to enter into a factory setting that is about 100,000 square feet and, throughout several phases, implement robotics and automation so that we can speed up the build timeline.” They are currently in the process of looking for such space.
“We are still doing a really healthy amount of ADUs, but I would say the demand for single-family homes of all sizes is about as strong if not stronger than the demand for ADUs. “That’s really the message I want the public to know, that there are better options.”
They offer wholesale pricing to contractors and also build commercial properties. “As soon as we expand our factory, our goal is to also enter the multifamily market as well.”
Given the rising costs of housing, it’s no surprise that ADUs and prefabricated homes are becoming a preferred choice for many homeowners. Roof and Realm is at the dawn of a housing revolution.
